5 Tips for Tenant Screening
/Having let thousands of properties between us, we have selected some tips to screen for ideal tenants. It can certainly take much effort and potentially additional costs to correct a bad letting, so it is vital to get the right tenants in first time.
Here are some steps to consider:
Who are your target tenants? Are you looking for Students, families, individuals, to determine the right fit for your particular property, it's good to take into account the size / layout of the property and any legal requirements such as household limits set by the local council. Once established it will be easier to filter the correct applicants.
It's always good to get an understanding of why your applicant is leaving their current property and sometimes this is a question not asked during the referencing stage, Similar to being asked why you left your previous job ? Were there any issues with neighbours/ owner ect, or just a case they wanted to move to a nicer area? The applicant’s past can paint an insightful picture of a future tenancy.
Once you have applicants who seem positive and fit your required criteria, it is time for you or your agent to meet them in person at the viewing. This is a great opportunity to gauge their character. It is important to take time to ask them questions and ‘open up’ to you. Does the applicant appear presentable, polite? Is there anything odd in their demeanor or answers? Take your time and do not be shy to ask questions. Your future tenant could be with you for years to come.
Ensuring you or your letting agent or yourself is using a platform that carries out In depth referencing on applicants. This includes referencing of identification documents, credit history, employment documents and acquiring references from former landlords and employers.
Only proceed if you are fully happy with the referencing reports. If there are question marks, ask for clarity or perhaps request additional commitment. For instance, a UK guarantor, rent in advance or a shorter initial term to ‘prove’ they will be a good tenant for you.
