On a day-to-day basis, as an agency, we spend a huge amount of our time researching, evaluating, and letting properties. We have found that the better a property is presented, there is more of a likelihood of it being let quicker than the competition.

Long gone are the days where tenants would be happy to take a property with mismatched furniture, old-fashioned bathrooms, and unforgiving décor.

We were approached by an owner who had a flat in Canary Wharf that he was trying to let himself, without success. It ticked all the right boxes in terms of location, price, and transport links. Irrespective of this, it stayed on the market for an extensive period of time, and the client was concerned about the void period and the rental he was losing.

We visited the property, and it clearly lacked a homely feel, was sterile in its feel, and pretty much indistinguishable from other units in the local vicinity.

We arranged to have the property professionally dressed to make it feel like a home opposed to a developed finished flat. When prospects enter a flat, it is important that they can visualize themselves living there - and to be home proud. The flat was relaunched on the property portals and was reserved by professional tenants in a short space of time.

We are a few tips to prepare your property for letting:

  1. To appeal to the mass market, we encourage having a modern (but neutral) colour palette throughout.

  2. De-clutter the property as much as possible so there is a good feeling of space but not too much as to make it feel sterile.

  3. To make a home appealing to a prospective tenant, use artwork, accessories, lighting, textures and greenery.

  4. Ensure all the beds are made, with throws, cushions and when possible new bed linen - imagine a hotel-ready bed you just want to jump in.

  5. Kitchen and bathrooms to be super clean and dressed with accessories and fresh towels.

  6. Windows are opened to allow fresh air to circulate before any viewing and lights turned on.

We all know that we should not judge a book by its cover, but you have to appreciate companies spend millions of pounds a year creating the right image.  Similarly, your property is your product - and it deserves to stand out.
