Fees & Terms


Prime Living (Prime House Buyer Ltd) is non-VAT registered company.

1. Tenant Administration Fee - Total £125  (as specified below)

a. Tenant check -£45
This is a comprehensive check done by a third party to confirm the identity of the tenant, their affordability, employment and general background. This is to help reduce the probability of housing a tenant that may not best suited to the property. This check is done on every tenant.

  • Bankruptcy & Insolvency Data

  • Residency & Address Confirmation

  • Alias Name Search

  • Linked Addresses located and searched

b. Tenant deposit - £30
Every tenant’s deposit is protected by an insurance based scheme. This is compliant with the Housing Act 2004 which states that all deposits need to be protected.

c. Inventory fee - £50
Every tenant is charged a fee. This inventory includes a description of all items that are included as part of the tenancy. Photos are also taken at the start of the tenancy to provide clarity as to the condition of the property. 

d. Guarantor check - additional £25 per person
For every guarantor check that is required, an additional £25 will be required per person.

2. Tenancy Fees - these fees are included in Assured Shorthold Tenancy (AST) contract.s 

a. Bills - gas and electric combined cap: of £25 per room. Credit is unable to be 'carried over'.

b. Late Payment charges for rent and repairs, and their reminders, for either tenant/guarantor as specified:

c. Inspections of the property’s cleanliness will be carried out throughout the year (notice given well in advance) – if a re-inspection is required (due to a fail), the tenants as a whole will be charged £50 collectively as a re-inspection fee.

d. If a tenant is locked out and facilitating of re-entry to property/room is required, a fee of £45 will be required. 

e. If a tenant is permitted access to the property via the keysafe, a charge of £35 will apply.

f. If key cutting is required, this is charged at £20 administration fee plus the cost of keys from the contractor.

g. Early termination charge is £175 providing the early termination is approved by the landlord.

h. Early tenant replacement charge (able to move in a new tenant during notice period) is £30.
